Oceanus Greendale Phase 2
Oceanus Greendale Phase 2 has a nice layout map and good floor plan similar to other oceanus projects.It will be launched on 9th July 2010. Oceanus is back with a project for what it is known for.
Oceanus Greendale Phase 1 had a poor floor plan. They didn't even mention the dimension in the feets as carpet area was really less. It was targeted in the affordable category.
Most of us don't want to take a burden of 50lacs-55 lacs right now on a 2bhk. Something around 40 lacs is OK and this is what this project offers.
Why Oceanus Greendale Phase 2?

- Decent Builder.
- Affordable compared to top builders who are currently quoting 48Lacs-57lacs for an apartment without registration on outer ring road stretch.
Why not Oceanus Greendale Phase 2?
- There will be a confusion about the property at the time of the resale as the floor plan in phase 1 & phase 2 are targeted in two different segments. A different name for the project would have solved some confusion.
- Not many projects in vicinity from decent builders. Keerthi Harmony is the closest project marketed by a decent builder.. Take a case of clusters on brookfields and sarjapur outer ring road cross, hosa road and harlur road. It is a totally different scenario. Development of area is better in case of clusters. The resale will be easy and quick around clusters.
- How far is railway track from this project? Check wikimapia. It has been shown in the location map.

Kaggadaspura Builders
When I started looking for an apartment in Kaggadaspura, I thought everybody is just building apartments on the land available with them. It is not true.
Some known builders have also been able to struck a deal in this area with land owners and their apartment is good in quality.
Have also seen series of Gitanjali, Harsha, VS etc? Do you know name of their builders?
Anybody else who has done multiple projects and still executing?

Apartment Depreciation
Calculate apartment depreciation.
Calculate depreciation on flats in case they are old. Assume that current market price for new 2BHK flat in Brookfield is 50 Lacs. In case, an apartment is 5 year old, you should pay only 45 Lacs. It should be 10% less (2% for each year), this is what bank person has told me.
Bank assumes that your building age is 50 years. BBMP assumes it to be 60 years. After 60 years, they will come and check it every year to certify that you can still live in it.

Ozone Urbana, a very ambitious project by Ozone Group near to Bangalore International Airport.
Looking at the current plot rate in Bangalore East and Bangalore South, the plot rate really looks cheap.

Not for the domestic software engineers. There is no point in holding so much money at a place where you don't even know if any company will exist in your remaining career of 10 to 15 years. The person who has not gained close to 10 years of exp doesn't have to even think about locking so much money.
Remember why the deal of Oracle moving to Brigade North Star got cancelled..... Software Engineers are already settled in the IT corridor ... from Bannerghatta road to Whitefield road..... they all refused to go there....
NRI's can definitely think of it for long term prospect. Now a days, I get a feeling that all the projects by top 10 builders are targeted towards them only. How many software engineers in India can afford to buy 2bhk of 45 Lacs to 50 Lacs? Add to it registration and wood work cost of minimum 5 lacs. How many of us can even afford it? The domestic software engineers have to set their sight on the next 10 builders which are not clearly visible.
