Why not Alpine Eco?
  • Lifts. You have access to only a single lift...if that goes down... you also go down....the lift is also very small. The connectivity even within the same block for an alternate lift is only @ 6th floor and ground floor or you have to walk on the terrace.... that you cannot do during night... even during day the terrace looks weird with those illegal 1bhk apartments.....Solution: Opt for lower floors and just assume you are living in an independent house.
  • Till the legal case of sister doesn't get resolved....stay away from landowners share. LIC is just saving its own liabilities and not that of buyer. What will you do with this money (without interest) if the landowner returns it back to you after 20 years?

Alpine Eco Legal Case:
First of all I was interested in this project as it is very close to my spouse's office. I tried to get information about this project. There are just too many problems that already exists in it such as lifts not working on most of the days and you have access to only a single lift, water not coming in flush (use bucket), outside painting not done even after 3 years etc. The most important thing that bothered me always was the legal case. So, I got all the documents from Sai Associates. The Alpine Eco Legal case is that of a sister of landlords. She wants an equal ownership that her brothers are not ready to give. Why should you be bothered if there is a case between them? I think, you should be. Whenever you look for a buyer, they will always get a wrong impression that there is a problem as not all the banks are ready to give loan. Majority of them will back out. So, you have to bring down the price of your apartment by at least 25% of the current market price to attract somebody. Alpine eco has hardly appreciated in last 2-3 years... only sai associates has been able to sell apartments by making fool of people with letter of indemnity that really should be of no use to you. When will the case be solved? This case will be solved when sister will be ready to accept minority stake and not equal stake as per law...when will that happen? Only she knows. The court story will never end. If court direct 1 party, they will either go to higher court or they will put other case.... so the story will never end. The story doesn't end... your apartment also doesn't appreciate and ... you can't fix problems such as lifts.....you may have to create sky connectivity @ an extra cost......... compare the lifts of sjr verity with alpine eco.... sjr verity has access to all the lifts in the corridor at 3rd floor, 6th floor. This is something that can't be fixed in alpine eco...The flush problem may be temporary and I think association can fix it....

How to Solve the problem?
Lets say she deserves 5% (max) (68% - alpine, 32%-landowner)  in it... that just means out of roughly 1000 apartments, she should get 50 apartments....Lets say each apartment is worth 40 Lacs......discount for bulk.... she needs roughly 2000 Lacs... The problem can be fixed if all the apartment owners agrees to pay her 2 lacs each. Nobody keeps so much cash in hand.... already all the money is gone in buying an apartment.... An apartment association can go and talk to a bank and take loan of this amount.... and start collecting a higher maintenance charge for next 20 years..... This problem can be fixed with ease...... Probably association can go and convince her for 1000 Lacs..... Guys give it a try .... and your apartment complex can be one of the best.... I heard landowners were ready to give some 10-15 apartments to her.... so they can also join you and get rid of the issues once for all....

For the new buyers, don't just look @ the crowd and say we will face whatever others are going to face.
For the current owners, try to fix issues....and leave peacefully.

Alpine Eco - Review:

Alpine ECO is a nice apartment on paper. But realty is different. One of my friend booked it in year 2004/2005 for 24Lacs or so.

I had a look at it twice (once with friend, once with spouse) in year 2009/2010.


The plan and actual implementation is totally different.

#1 Because plan doesn't show the size of the window. Not at least height and width.
#2 They changed the location of balcony and it is no longer a balcony and the ventilation is really horrible.

Looked at the B/R facing outer ring road and others also. The balcony is very small in size.

Whatever apartments that I saw there were totally screwed by builder. Windows have been put in the bed room as if the bedroom is just a single seat in the plane.


View was nice.... temple, swimming pool, volleyball court.... everything was in place.

But we have to live also.

Not a fault of the guys who booked in it without seeing how it will really shape up. I feel sorry for them.

At the same time, it is a decent affordable apartment complex in this area. You will really like it after checking price in brigade metropolis, rohan vasantha and purva fountain square.

  1. It has close to 900+ apartments. Several apartments are available in it. Currently, apartments are priced at 35L (all inclusive).

  2. The last time I visited the site around dec 2009, talked to real estate agent who was selling landlord share. They told me that we have given most of the apartments (>50%) on rent as there are hardly any buyers.

  4. Alpine Eco’s Court case is not fully over but court has lifted stay order on flat registrations and currently registration are going on smoothly both for Builder and Landowner share.

    Remember in all these cases when so many 3rd parties (buyers) are involved court do take all these things into consideration and nobody can force you out and no court can cancel the existing registrations etc, these kind of comments normally comes from outsides who do not have visibility of the entire situation.

    Remember that the person who is creating court case is looking for money and buyer can appeal endlessly in various courts to deprive him of that if situations demands and that would force to have an out of court settlement at some point of time.

    In Alpine’s case it is Landowner’s sister who is in legal battle with her brothers over her share and no matter what Landowners are liable to provide monetary or non-monetary share to their sister IF courts decides in her favor.

    Few banks are OK to give loans for this project as per my information.

    You need to be brave heart if you want to buy in Alpine Eco under current situation. This is not to discourage you but just to let you know that things may not be as clear as it may seem sometime.

    Alpine’s biggest advantage is its location and if you are location driven guy then it is OK to invest. You will join list of 400-500 existing purchasers (one of them is ME!!).

    On the other side, most of the big apartments have problems, some come in open and some do not. E.g. Rohan Vasantha, Purva etc all at Marthahalli have court case going on, question is whether you want to invest in these properties or not.

    Take a final call yourself.

    Can somebody throw light on this issue?

    How many landowners are involved? I have been told they are 3.

    What is their name? I think one of them is Muni Reddy.

    Are they all related ?

    Whose sister is fighting the court case?

    Is the court battle between landowners and builders?

    Is the fight between landowners?

    How indemnity letter will save us?

    What is the illegal construction on ground floor? Which block is illegal?

    Is ground floor not supposed to be present?

  8. The landowner apartments of alpine eco are currently available for 39L including registration for 1148 sq ft (all floors). Some are ready to sale @ 35 Lacs + reg also. Also 3bhk of 1660 sqft has been sold for 53 Lacs (including registration). He is also ready to sale apartments with wood work @ the same price of 53 Lacs (including registration). The only concern is letter of indemnity that saves only LIC and not buyer....

  10. if pettioner wins the case, what can happen to flat owners ( any extra liabilites like they have to pay some money or if they will be asked to leave their flat ? ). Will this affect both or only landowners flat...What are the risk involved if you want to but a resale apartment...which bank gives laon for this ( HDFC, ICICI, LIC, SBI any one of these )...Please let me know if any one of you are aware of anythings...thanks in advance

  13. All buyers,
    In my opinion it’s a total was waste of your money to invest into this project because of following reasons:
    1. The Ex Land owners who gave their land to the builder have huge share of apartments in the complex and they are really in-human people, politically backup up, extremely greedy, they have not paid maintenance for last 15 months. Have their key people in the Management Committee (MC) and therefore MC is also not taking any action.
    2. These Ex Land owner are constantly milking the maintenance amount collected from the Resident with help of MC monthly to the tune of 20 – 25 lacs per month!!!
    3. Total money to be recovered is of tune of Rs 300 lacs from the defaulters of maintenance.
    4. There are huge list facilities but all of them are in miserable condition.
    5. STP plant never worked!!!
    6. You stinking water in the toilet flush.
    7. Now Apartment complex is facing a deadly problem wherein red worms are coming in all taps!!!. Many residents have fallen sick and hospitalized because of this. This again is because of total mis-management by the MC. This situation is so serious that it will take months to recover from this problem.
    If you want throw your hard earned money when buy an apartment in Alpine Eco.

  14. Right from booking till loan sanctioning, the process with Alpine housing guys was smooth and coupled with class customer service. The architecture of their buildings when compared to other builders is excellent and the materials used for construction are as per ISI standards. I am pretty much happy with my decision to go with Alpine housing

  15. I am really happy for the investment that I have made inAlpine houusing. The most important aspect of me choosing Alphine eco over other projects in Bangalore was the open space and the green area. Maintenance staff here are prompt in their service and try to rectify the issue at the earliest. The best part of my entire transaction here was that I did not run a bit for getting the loan, all process was completed and I just had a single visit to bank for completing the process. Overall my experience is good with the builder and would recommend this to my friends and family

According to me Alpine housing is one of the best property developers in Bangalore, the locations of their projects are really good , if you’re planning to invest in property in Bangalore I think Alpine housing will be an ideal solution.     My Concern is :

    Can I get loan from SB/BoB etc?/

    Whats the issue with landlord and builder?

    Whats the reason that price is cheaper than current rate in market?

    I am surprised Alpine Viva is in pre-launch and they are asking 70 lacs for 1120 Sq Ft and possession in 2017 but Alpine eco is cheaper than that ?


    Which floor we should prefer ?

    is it worth to invest here ?

    Why there are so many flats still not sold while in other project of Alpine all are sold with in a year of launching?

    How is society and association memebers?
