The soft launch price is Rs. 2690/- which is a very good price for the location. I did book a 3bhk apartment through Amit Gupta : 9902733733 ( an agency) who said he would do all the paper, bank work too and did not charge any comission and also told if we give him reference he would give some discount too. Mr. Verma.

ReplyDeleteThere is no BWSSB water service in this area. Ground water is also very difficult to get.
significant lack of clarity on land acquisition. They claim quite a few houses will be demolished. Also lake wall is around 8-10 feet above site and lot of reports about people having encroached land. The access road is very unclear they just claim the shubh enclave rod is their road. Or they start claiming the road from total mall will be extended to them.
ReplyDeleteThe property papers are fully clear,the shubh enclave road also belongs to BBMP for which the builder has evident papers to prove.They are pretty much competitively priced in that area.Definitely a value for money property to for genuine buyers to check out.

The site plan shows two entrance as the first entrance/exit from 1st Main is still in doubt....builder has to buy property from an existing owner to make that happen..... connectivity from 4th main is present.....

See the above comment from sjr watermark, there is no clarity on 1st main entrance/exit, but they revised the price. This is how SJR builder satisfy the customer.

These guys are now only saying that the area might change or the entrance/exit might change. And too sceptical about letting know which all flats are booked or not booked, probably wanted to create more fuzz here.... Do they do any negotiation even if we do book more than 1 flat, or if any body has booked it recently can let know their experience..

SJR has removed the access road for sjr watermark from the 1st MAIN in their new brochure..... This access road which would have been really good for the sjr watermark project....now you don't have a straight access road....and the access road from harlur road is narrow.....that is why they have shown different road direction for entry and exit..... what a shame....

They have displayed the sjr watermark project during magicbricks.com show on 20th Sep 2010.
I am not able find out why SJR is using a new name for this project ? unless its a purva-provident kind of situation !!

Also take a look at the plans of nagarjuna meadows phase 2.... they have also reduced the area... on similar lines....

Land approval and number of storeys approval, not yet there. Expected within a month.
No compound wall. No signs of construction anywhere.
Good thing is the layout plan. abundant green areas. Lakeside, which has potential for quick appreciation. Also, there is a park alongside the lake being undertaken by the govt. (this is just outside alongside the property)
the project approvals are getting delayed, multiple times, i better wait till they actually launch. not a safe bet to invest with them now.

An apartment near lake .... has lot of mosquito.... and lot of shit that comes from nearby places.... independent houses never uses stp... STP doesn't work always in all the big apartment complexes.... and most of the time... these lakes in Bangalore are nothing more than sewage ... collection .... ponds...... want to stay near pool of shit..... go ahead.....

This is one of the good project in that soroundings. i booked the lake facing unit there and lake is renovating by the government.Floor plan are not changed and thay added some more plans for the higher floors.

News in Time of India, about a month back states that BWSSB will not even look into granting sanctions till after 2011. Severe water shortgae in the area. All tanker supply.

Lot of grievances against them. i also feel its better to book a flat once everything gets approved. i am surprised that builders are allowed to sell flats without proper approvals in place. just a ploy to maximize their profit.
ReplyDeleteI booked 3bhk ( 3B+BT) and paid 2 lakhs already,booked this apartment by considering the locality,connectivity,infrastructure and peaceful surroundings.I booked this apartment based on the feedback from my friends who booked other SJR apartments,their feedback is that top management of SJR is good,this group have financial stability and they did some good projects as well,even though their marketing strategy is not that aggressive when compared with Shobha and Nitesh. The reason might be its not IPO company,so they think 100 times before they spent their money on marketing :)
ReplyDeleteMy comment on lake facing view, its upto individual choice, booking of higher floor is always advisible.In general you see all the builders take premium charges on lake-facing which is common practice they follow.
My comment on water problem , which is true in Sarjapur road , and also true for Bangalore , if you observe on the same road you still there are more projects from other builders like Shobha(Cinamon),Purva(skyword) etc.., If you carefully watch Shobha advertisement they always says they launched 10 plus projects in Sarjapur road,recent Shobha Classic is their 15th project.
Even though i booked still have some concerns Initially they said they dont have approvals , surprisingly they deposit the cheque in two days after i booked , its a surprise for me as i was under the impression that they will deposit only after approvals.I am just referring my friends who booked one year ago in Nitesh Hydepark before approvals , their builder did deposit the cheque only after approvals [i.e. after 1 year ],so my advise to SJR team is that they should add little bit transparency in their projects so that they can stand along with other big builders like Shobha and Nitesh.
I do agree that SJR marketing guys are not true professionals,they does not know whats happening around the their property interms of rates etc..,sometimes they talk nonsense,they mislead their managers and these marketing they never stand on their own words [ example : how many units they sold etc.. ] obviously we should not expect marketing guys to talk truth, only concern they should add transparency in the deals.
The longer they take to launch this project means they loose their customers ,who will go for other projects who started their work,even-though their price is competitive compared to others.
All... Who have booked flats with SJR Watermark.. what is your stand now? As still they have no approvals... and simply giving some random date when we call? Whats ur take?? Back out?

ReplyDeleteSJR emerald going for 3190/sqft but is it really worth? Look at their floor plans & cluster blocks, one bedroom has no window as it shares common wall with the next block in the cluster. Only one side of the unit is open to air and all other sides shut. Huge retail area in the front which will block your entry/exit during weekends. Also no clarity on the carpet area

The launch atmosphere is amazing....if you know about the project and liked it.... you can go and book now.... They sold till 5th floor in pre-launch itself.....had to struggle hard to get an apartment of my choice. ... whatever you ask he says sold out... go higher or choose different units.....if you are interested ...rush or you will not get it.... I was late only by 7 hours on the first day.....I reached there @ 5 PM.

ReplyDeleteWhen asked sales person could not explain any proper explanation. I feel real estate nexus increased property price in all bangalore localities.
One more negative is approach road, which is not clear and project will finish after 2.5 years.
Last month i had gone along with my friends to SJR office to meet Manisha. Firstly we were pissed off as we were made to wait for nearly an hour , and we met GM Manisha there for flat availability , and we were shocked to see her indifferent attitude , she was very rude and arrogant which is very unbecoming of a GM in this service industry.If flats are not available there is way to express.Because of her attitude we are not able to buy our dream home.

ReplyDeleteI called one of the number given in their website and asked for the availability and price. The response was not very friendly. I was told that there are very few flats available. I requested them to share the details through email and gave them my email id. But no response. Very poor and unprofessional service.
ReplyDeleteI called them last month to get details for the project. Firstly nobody picks up the numbers given on their website. After long time i was able to talk to a person who was not willing to share any details. She just said we have very few flats left which we will launched at later stage. Are they going to add more flats to the existing scheme? or they are just trying to increase price by these old tricks? not very professional. The builder seems to be trying to milk as much profit as possible while the sarjapur road location is hot. I would say avoid this project and look somewhere else for better value.

ReplyDeleteI have no pending credit payment towards any credit card or any kind of loan from any bank, but when apply for a home loan from HDFC and Deutsche Bank, bank people told me that my name reflecting is in CIBIL bank and there is a pending towards credit payment of – Rs XXX which is a false entry reflecting in my name. They also told me it doesn't look genuine and rejected sanctioning the Home loan.

Think again before investing in the builder SJR Primecorp especially their project SJR Watermark. Below is my experience:
ReplyDelete1. Two buildings of SJR Watermark are advertised as being lake facing. However, there is another building coming up between SJR Watermark and the lake. This is misleading information provided by SJR Primecorp.
2. The sqft area for all 2 BHKs in SJR Watermark is 1102 sqft. When I went to buy a (actually two) 2 BHK, I was told that it is a corner 2 BHK and it is 1152 sqft so now I have to pay more + another Rs. 50 per sqft. So called 'Corner' flats are idential to non-corner flats. When SJR Primecorp was asked to justify how the extra 50 sqft was represented on the plan they had no answer. Again misleading information.
3. Since I am overseas, my parents from Cochin called SJR Primecorp to check if they are working the NEXT day so that they could visit them. On positive confirmation, they booked tickets and traveled to Bangalore. SJR Primecorp then tells my parents - we decided yesterday evening that the office will be closed today! How unprofessional of SJR Primecorp!
4. Two marketing people from SJR Primecorp did turn up. The car from SJR Primecorp was available to take my parents to the site but (Mr. Guruprasad) asked my parents to go by auto rickshaw to the site. SJR Primecorp - a poor builder that can't afford a car to take customers for a site! What a shame!
5. Lastly, based on all of these issues, my parents asked to speak to the GM Residential. However they (Mr. Guruprasad) refused to give me / my parents her contact number. I can already see how any issues / complaints / requests that I would raise would fall on deaf ears.
I highly rely on user reviews to make my decisions and I hope my review will help you all as well in making well informed decisions.
