Oceanus Greendale Phase 1 had a poor floor plan. They didn't even mention the dimension in the feets as carpet area was really less. It was targeted in the affordable category.
Most of us don't want to take a burden of 50lacs-55 lacs right now on a 2bhk. Something around 40 lacs is OK and this is what this project offers.
Why Oceanus Greendale Phase 2?
- Decent Builder.
- Affordable compared to top builders who are currently quoting 48Lacs-57lacs for an apartment without registration on outer ring road stretch.
Why not Oceanus Greendale Phase 2?
- There will be a confusion about the property at the time of the resale as the floor plan in phase 1 & phase 2 are targeted in two different segments. A different name for the project would have solved some confusion.
- Not many projects in vicinity from decent builders. Keerthi Harmony is the closest project marketed by a decent builder.. Take a case of clusters on brookfields and sarjapur outer ring road cross, hosa road and harlur road. It is a totally different scenario. Development of area is better in case of clusters. The resale will be easy and quick around clusters.
- How far is railway track from this project? Check wikimapia. It has been shown in the location map.

I think u r from oceanus group. I want to tell something about the project Greendale Phase 1. I saw this apat. in feb 2008 and i really want to buy this project,coz it's affordable ,the floor plans were gud and it's bda approved, bt i couldn't. It's almost 80% completed at that time and they said that it'll be handed on that aug 2008.still the construction is not yet finished. It's delayed. the painting work is still going on for phase 1. Y it's so delayed? otherwise it's a gud project.

ReplyDeleteits been quite long that i am hearing about oceanus project Vista project..i guess from April 2009.. Till now, there isnt any progress on tihs front.. I did a recent site visit to see the facts at a ground level and could see that road is laied down and nothing else.. My calls to the builder is giving me the standard reply that.. approval is still pending and in a months time it would be ready.. any guess guys on whats going on??? please share your experiance aswell

The below are my concern about this project...
ReplyDelete1. Are they got the approval, In some form it is mentioned that still they are trying..
2. Anybody checked that how far from the railway track. (In Google map it is ~ 200 Mts)
3. Anybody visited this road ~ 8.00 PM from outer ring road. Just i checked & concern about the safety...
4. The project was launched ~ July-2008 & they completed just 2 Floors (Basement + Grnd.) in ~ 3+ Years. So do you think they can finish this project on Time (Dec-2013)- remaining 11 floors in 2+ years....
5. Do you think that booking an apartment, waiting for 5 years is good investment / decision...

Hello all,
ReplyDeleteExploring options in Phase 2 . They have quoted 4000 ( negotiable ) . Final price would be 3850 . Is it worth ?
Some of the concern we have noticed -
1- Water scarcity - All bore well dried up . Now they are sourcing from some other site nearby the greendale compound Plus tankers .
2.Amenities - Very minimal , for around 490 apartment
3. The approach road is horrible - we have tried horamavu and ramamurthynagar route. Both are pathetic . Horamavu route is okay relatively. narrow road leads to heavy traffic . Forget about office time traffic..hell it is
4 - Tile quality etc - Not so great ! not worth for 3850/sq ft. If we put another few hundred , we shall get flat from good reputed builder . Looks like they want to finish it quickly, so tiles laying is not so good.
5-There are many other flat in that area in much lesser price ( less than 3250/sq ft)
6 - Phase 1 is already occupied. The floor plan is horrible and cramped
7 - railway track nearby - not a major concern though
8 - carpet area is too less ( less than 70% only )
9 - Amenities will take another 6-10 months
on the positive side , there is a school nearby . not many shops nearby . loan from sbi.
Our view - Though too much , okay to proceed if we can get within 55 Lacs ( 2BHK) including registration considering the possession will be within 3-6 months. By looking at the pace of their work , i dont think they will complete within 6 months.
Any suggestions/advise will be appreciated.
