Pruksa Silvana

Pruksa Silvana is a new project by Pruksha Realty. It is off the upcoming 6 lane Old Madras Road Highway is Pruksa’s exciting new project.

First project in India, they have presence in other countries.

Land Area: 26 Acres

Launch Date: 21 Oct 2010.

Pruksa Silvana, located at Budigere, off Old Madras Road, will develop 438 units in all — 238 villas and 200 row houses. Villas of about 1,632 sq ft will be priced Rs 59 lakh onwards, while row houses ranging between 1,232 sq ft and 1,249 sq ft will be available from Rs 39 lakh onwards.

  1. its between KR puram ( if you will drive straight over hanging bridge on old madras road till budigere cross , there one road goes to intl airport ) and devanhalli airport. There is nothing in that area, nearest supermarket/mall will be 10 km. You can start living there only after 5 years ( even though ur villa will be ready in 7-8 months ) and forget about rental. There are lot of villas projects coming in that area like sun villas and they are very big and costly. Pruksa is trying to sell it as budget villas and they are really small. On layout front, It looked little congested to me and walls are very thin ( 4 inches, they said its some brick tunnel technology and walls will be stronger, so with 4 inches u can have more carpet area but I am not sure if it will work in India ). If you are going to stay so far your house/villa should be grand enough to be a reason to justify it

  2. Did a site visit. Personally coming from an engineering background I am not concerned about the 4 inch walls as they are poured concrete and are quire safe.
    My main concerns was the location. The main road leading to devanhalli is fine but the last strech of 0.7 kms is filled with godowns and factories. Specially the one at the intersection is a animal feed factory. This road is also filled with trucks and truckers.
    It will take at least 10 years for the locality to become livable for families and then it will become a good project. For now even the rental will be very poor.
    The other concern is the separation between the houses by enforcing a picket fence there is not enough space for a person to walk straight. The side window in the master bed is very tiny.
    Other than that the floor plan is good and I don't have any complaints with it.

  4. Seems to be a good project in terms of pricing and location is an upcoming one. They seem to be very genuine looking at the way they discuss .

    I agree with the livability issue. A minimum of 50 to 100 people should occupy before this really can become a livable abode.

    They are not giving any balconies for villas (1st floor). Thats quite a dampener. They say that the technology adopted leaves very little leeway for modifications.

    Pricing is attractive - but given the livability is only 3 to 4 years away is it worth it is the point to ponder.

  5. I had a look at this project, yesterday being Sunday I saw quite a few people visiting the project. At the pace the construction is going on the first phase of the villas are to be ready by July 2011. Currently I do feel its a bit remote, however there seems to be a lot of developments in the locality. A few projects that are near by are
    1. GR Sunvillas just next to Pruksa - villas
    2. Samruddhi Lemon Tree & Lemon Flower - villas
    3. Brigade Exotica on NH4 just before the Budigere cross - apartments
    4. Signature Dreams when you continue on the same road for another 1.5 km - plots

  6. Saw the project, looks like a good value for money project, construction quality is very good especially toilet fittings and finish. Since it is their first project hopefully they will do a good job. Location is far.

  7. I visited this project & following are the main reasons why will i not choose for this project.

    1. Even though its a Villa, but there is not even a single Balcony. I can not imagine a Villa withouta Balcony.

    2. Ofcourse the Locality is a Great Dampener

    3. Since its Complete Concret technology, It would be very difficult for the furniture work & other modifications.

    4. The flooring what they are using is Low Quality look Feel

    I liked the project, especially the Villa one. However, given the technology [MIVAN] used and the cost advantage achieved by Pruksa, the long distance (7-9 km) from the nearest established neighbourhood KR puram and Whitefield, isn't the price quoted high??? Is this justified? Would appreciate your feedback on offered price point for Villa.

    My other concerns include:

    a) The doors other than the main doors are not strong enough from a security perspective.
    b) Give the location, it will be atleast 2-3 years before this project becomes livable for families.
    c) For prospective villa owners, it will never be possible to do any alterations, due to the low cost technology used [all load bearing walls].

    Again, given the above, is the price points offered justified???

  10. I went to the site for the launch today and man was I disappointed with the villas.

    Ok construction with HORRIBLE planning.

    1. All walls are thin (4 inch) concrete. Any changes are a problem.

    2. Can you believe it - the entire villa has no verandahs !

    3. There was no provision for solar water heater in the model unit.

    4. None of the windows had sunshades !! Who was this architect ? Must be some guy from Thailand where it never rains.

    5. Main living room of the villa was so small, that you can literally shake hands with the TV stand.

    6. Toilet is extremely small in ground floor. In the bath area, there is no tap on hot water line. The hot water line is only in the hand held shower.

    7. The basins of the kitchen sink do not have a hot water connection.

    8. Approach road (???) is not a road. It is 20 feet wide and is used as a truck parking. So to pass you almost need to drive on the drainage.

    9. Pathetic interiors. Kitchen is badly planned, Fridge is placed just beside the kitchen sink and will get water splashes all over it.

    9. Floors are vitrified tiles. If you want any other floor, sales people tell you rudely it is not possible. When asked, if we could do it ourselves - that also met up the reply "No Sir"

  11. We booked villa there and we are regretting.

    There are more problems there....
    1. No sunshades and team there is unwilling to give that
    2. the Ceiling under the tiles has gypsum and no concrete!!!
    3. Open utility, they are not covering the utiltiy
    4. they charge a fortune for every minor change. If u want a extra electrical point you need to pay 5k!!!
    5. Cannot change the flooring tiles or kitchen tiles. This is because it will affect their stocking process!!!
    6. Pretty pathetic staff, they will not respond to any queries. They are worse than indian builders.


    Overall : Stay away from Pruksa.

Forget it... you guys atleast got a chance to visit the site, I have been calling them for the last 2 weeks and every time a lady answers the phone, makes note of my number and says 'I will get somebody from the Sales team to call you in an hour'... it's been about 2 weeks and their clock is yet to strike the hour chord...

  13. I am totally pissed off with Pruksa Silvana and the marketing peoples
    strategy.

    They are not mentioning at all in the sales consultations that a 24
    Meter road will be cutting the property in future.

    Also, in the coloured brochure that they have provided, they have not
    mentioned this road at all.

    Also, if the road is going to be made public, it cannot have the
    landscape that they are currently having in there.

    This issue should be raised in all the public forums and need to send
    letter to the BMRDA authorities. A foriegn company with 100 % FDA
    cannot fool around with people in India.

    They do not give any copy of the agreement in advance also, they are
    just trying to take 1 lakh as registration.

    This information should be made public and they should get a legal
    notice.

  15. I been there a couple of weeks back for an inquiry. The marketing staff is so pathetic that it appears that they are doing a favor on us. After requesting multiple occassions, they have not even sent me a cost break up. So, dont go for it.
