Why Sun City Gloria?
- A decent cheaper project in that area from a known guy. Everybody else is just flying sky high.
Why not Sun City Gloria?
- Too many complaints of incomplete amenities in the first project sun city.
- How far is railway track? I can see that on the location map. It is around 150 feet away (40 ft road, offset for amenities - 40ft to 60ft and offset outside complex - 40 ft to 60 ft). It is just parallel to entire land area. Since ... .. it will be annoying for Sun City Gloria for sure. My current apartment is close to railway track (very far than the situation of sun city gloria) I know that near the railway crossing, it has to make a sound signal.... and it is very loud. Not that annoying.
- The railway crossing is also just next to it..... It will always hurt you...this salem track has too many trains.....though marketing guy will claim that only 3 trains will pass from there.

I think it is a good location at a reasonable Price. as they have made the EUPHORIA with all the aminities , Swimming pool ,Club House and achildren Play area. Its a Good Buy and more Than 90 Families have Bought from Suncity
ReplyDeleteI am a resident of Suncity. The biggest problem is with the MD and his sons. They will never vacate the premises, and make money out of doing business there by using resources from residents itself.
ReplyDeleteRequest you to not believe my words, but come over to suncity and have a look yourself. As far as Euphoria is concerned, only a pool is there. Nothing else.
I don't think Gloria is a good buy...considering the reputation of the builder and the total chaos that's happening in their previous project in ORR.
ReplyDeleteCLPD is not a professional company. It's run by an Old man who got lucky by getting land in a prime location like ORR - Sarjapur Rd Jn and he is joined by his sons.
Their house was recently raided by Income Tax department and they had to cough up 50 crore to IT department. This money they are trying to recover by doing advance booking of Suncity Gloria Apartments.
So all you people be careful before putting your hard earned money in the project. It is almost 100% sure to be delayed.
Hi I am planning to buy an apartment from CLPD Genesis. The deal looks to be kindaf ok. What do you guys recommend? They have already constructed a clubhouse and showed me the proposed land for the swimming pool. My major concern are regarding the security and the maintainance , moreover i happend to notice cracks in the upper floors of these newly constructed apartments .. Please provide suggestions..

We even have a Volley Ball court.
The project is so people friendly that NOTa UNIT IS AVAILABLE ON RENT OR RESALE.

Why are they running commercial operations from residential apartment complex ? ....
...they will be able to sell the apartment complex as they have priced it right.....i know you are never sort of buyers in this price range with so many amenities ....but that doesn't mean that he should not complete his prior work....
please finish your earlier commitments....people would appreciate you for you work....
For those who are thinking about investing in Sun City Gloria......Do not believe anything (good or bad) mentioned in these posts. Please take an hour or two and walk into their Sun City project on the junction of Sarjapur Rd and Outer Ring Rd (very close to Sobha Garnet). See for yourself the mess that the builder has created. Ask to see the following:

2) Where is the swimming pool? Why have you covered it with soil and hiding it?
3) What is the exact layout of the property? Where does Sun City start and where does it end? Why is there no boundary wall around the property?
4) Why are there so many stray dogs?
5) Where is the volleyball court? (someone mentioned in the post above that there is a volleyball court)
6) Why is the GRA supermarket and the pharmacy build on land that has been relinquished to BDA?
7) How much delay was there in handing over the completed apartments? Was any penalty paid?
Just pick any resident at random and ask the above questions. You owe it yourself to do this and see for yourself before you decide to invest your money into a bottomless pit.

Stay away from Corporate leisure, they are a bunch of goons. Once they have taken your money, everybody will suddenly behave in a rowdy manner, abusive language.

ReplyDelete1. Sell cheaper than market rate and show value by projecting colorful brochures with lot of promises on amenities
2. Delay the project as much as possible and frustrated buyers will say give me the flats at least.
3. Allow people to move in and delay the construction of amenities (like club house, swimming pool etc.) as much as possible. Control the maintenance and don't handover the control to the association in the pretext of completing the amenities.
4. Alter the BDA plans and start commercial establishments within the compound as assign them to family members and friends. Start Supermarket, school, private gym , restaurant and bar ignoring the protest of the residents.
5. Take long term control off the premises by starting new projects in the vicinity and allowing access through the first project illegally.
Suncity Gloria. CLPD. Corporate leisure. Govindacharya. Jagmohan. Sun city builders.

This is what Gloria will be in next 5 years.
1. Half built and construction still going on for the other half.
2. Builder controlling whole complex, trying to buy land around it. And when he buys land around, he will make that as a phase 2 and phase 3. Construction keeps going for 10 years around the apartment. People fed up with EMIs beg for a apartment.
4. In 2025, the club house will be built.
5. In 2030, the swimming pool becomes operational.
6. Suncity builder launches another project in Bangalore. Comments that problems in gloria are temporary.
7. People are debating that Gloria was just bad luck. New project will be successful and they buy.
History repeats again.
Get out now. Run. Even if you have given advance money to the builder, leave it and run.
Sunicty residents have obtained a Stay order against the illegal construction of a restaurant coming up inside the Suncity Apartment building. Builder CLPD has been engaging in lot of commercial activities inside the apartment complex against the BDA plan without bothering the protest from the residents. These guys don't care about the residents once the flats are sold. They want to make money from every piece of land for their sons and relatives.

any idea about the resale value for sun city flats. i see ads for more than 70 lakhs in craigslist for 3 BHK which is almost same as sobha flats in that area? is this the real price or inflated quotes?

They have setup a slum in and around Suncity to put up the labourers working for their other projects. These people roam around freely inside the campus and anybody who question this are threatened by the goons of CLPD. He is running a parallel government in Suncity. They are probably the worst builder in Bangalore for no doubt.
