The price is decent....3bhk for 40 lacs including everything.... though I didn't look at the floor plan closely ....as i am not targeting that area... it will not work for me.... it is 5 km from silk board junction....That has already turned me off..... as I have to come till K R Puram Junction.... E-city guys can consider it... and somebody whose office is on Bannerghatta Road... At the same time, it is too ambitious for relatively new builder.... it was little tough for even reputed builder to give an apartmen complex of 1500 apartments on time... brigade and prestige...

  2. Has the project got the approvals, the site does not mentions it all. Nothing at all about the approving authority and bank approvals, it seems it has been a while..since the launch...anything fishy...?

  3. check plans of block A. The plans are really hilarious.....sometimes you enter into bed room directly from foyer...... what a coincidence ......

    sometimes you have to search for kitchen ... and it is right inside the bed rooms.......as if this is also another bed rooms.....

    not sure who have designed these.... but the design is really very bad.....

  4. Raj Serenity is located on Begur Main Road, Off Bannerghatta road with also an entrance from the NICE corridor. A stone's throw away from the historic Meenakshi Temple, it is in a location highly coveted from the residential perspective for a slew of reasons.

  5. Snn Raj Serenity is definitely not a stone's throw away from Meenakshi Temple as quoted by them here! Its around 4-5 Kms away from Meenakshi Temple! Its location is lonely on Begur road almost at the end of Begur road. NO shops, shopping malls,theatres, vegetable markets/shops are available close to 2 kms. NO buses ply to this area. Quoting 40L is very very high for this very far, lonely serenity!!!

    I know all this becoz i own a plot close to this project. Ppl shld consider all this before buying.

  6. SNN Raj Serenity is 2.9 Kms from Bannerghata road, the project is in 30 acres of land, and a man made lake would also come up. Besides, there is a small natural lake on one side. The builder has already completed Raj LakeView which is a big project in itself, and came up as best place in south Bangalore on India today cover page. The project is approved by some leading banks already. I have studied the plan carefully and found it great. The plan also accommodates great amenities.

  7. I visited their site which is in dug-up stage. The builders claim the A blocks (A1,A2 &A3) to be delivered by Jan 2013 and B blocks (B1 & B2) by Jan 2014. The loan facility approved by HDFC, SBI, Axis bank and Dutche bank. Price @ 2500 psft may reduce by 150. The property has been transferred (name changed) twice only and banks have clean chit. Is it worth a buy?

  8. Raj Serenity is located at Begur Road about 2.9 km from Meenakshi temple. It is even close to the E-city. The completion date for A and B Blocks is Dec 2012 and already the foundation work is nearly completed. The price quoted is Rs. 2500/- now.It is a great apartment plan as it is 3 sided open apartment with good list of amenities. They are even coming up with shopping complex which should not have any problems. The project is about 1-2 kms close to many big projects in Bangalore like the DLF and Hiranandi... seems to be good

  9. I have already booked a 2BHK flt in Raj Serenity in A1 Block. They are saying that they will give the possession by Dec 2012 but I am assuming it will take 6-12 month more after that as he has mentioned 12 months of grace period in sale agreement. Its not a bad deal as after 2-3 years this place will definitely developed.
    Whoever has bought a flat there please let me know so that we can be in touch on yahoo group and can discuss further about that project.

  13. There are few more apartments around Raj Serenity which are quoting around 1700/-. Dont you think SNN is a bit costly in comparison and will taken another 24 months to deliver

  15. Raj Serenity is way too costly for that area, over 40% from other projects.
    Reality Check -
    Infosys/Hosur Road Junction(electronic city) is 11 Kms
    Bannerghatta Road (@ gottigere is arnd 3 Kms) - meenakshi temple 5 Kms, IIMB 8 Kms.
    So in actuallly there is nothing in vicinity.
    This is a big project for SNN, they have not even delivered their last promised project 100% till now. So expect delay of atleast 1 year and add delay cost to your price.
    - 50% of the area is marked for future expansion,so you do not have clear cut picture of the plan.
    - Ready to move in flats are available near meenakshi temple for people looking to be near BG road.
    - E-City itself has better options and within 2-3 Kms of Infosys.
    - Sarjapur road too is a good option as e-city is also 8 Kms from there and you will have reach to marthahalli
    - For buyers around 2000 Rs/sqft will be nominal price, as all other builders are quoting 1600-1800 in the area.

Investing at 2500/sqft is like investing in share market at high prices even though the real prices are 25% lower, and just hoping prices will come up one day. 2000-2150 is more than enough price for the project in the area which does not have anything except SERENITY in vicinity. Mind it, take personal interest in verifying the documents as nowhere at the website they are mentioned about the approvals. So, do get the propoerty checked by your personal lawyers or get along with someone who has got this done. Expect your property prices to be around 2500/sqft or less, even during handover by Aug-Dec 2013 (delay included). I would say not a wise decision to invest for even a Rupee more than 2000-2050/sqft.
    @ 2400-2500 add another 10% to your price and look for class A or B builders( mantri,prestige,sjr,adarsh etc for better construction quality and peace of mind.)

    TRUTH - 5 KMs from Meenakshi temple, its not just Opposite to the temple. connecting road in bad shape

    · Located on Begur Main Road with easy access to Electronic City.
    TRUTH - Easy access means atleast 8 KM to Wipro parking, over 11 KM to Infosys/HCL junction

    · Access to NICE Corridor in close proximity
    · Nearby Areas : JP Nagar, Jayanagar, BTM Layout.
    TRUTH - Yes all these areas are within 10-15 KM range, which is okay for a big city like bangalore

    · Good connectivity to Bommanhalli Junction, HSR Layout and Kormangala
    TRUTH - Road connecting to bomnahalli - begur road is in bad shape, most of the places hardly 15-20ft wide. 7-8 Kms to Bomnahalli.

    · Easy access to Schools, Malls, Restaurants and Hospitals.
    TRUTH - Yes,Banneghatta Road is a very good location for schools and hospitals. All these facilities within 5-10 Kms from project.

    · 80% Open lung space.
    They have marked 50% of space for future expansion, no details of the approved plan yet.

    · Quality – assured by SNN Builders
    new builders, too big a project to handle, fingers crossed. they have done a good job with Raj Lakeview in BTM, not in the same club with renowned builders.

    · Project approved by major Financial Institutions.
    Yes, SBI,HDFC and other banks have approved. But what is required whether govt depts approval, and environment clearance have been taken for the project. For any project, this is the prime responsibility of buyer to get it done as you need to protect your hard-earned money.

    Overall project plan is good, recommended but at lower price around 2000 or slightly higher.

  20. i had shortlisted raj serenity when i was looking for investment. but its pricing turned me off. print rate was 2500 and going rate of 2400/sqft is quite high for that area. people buying their first house can still invest, for purely investment there is going to be no returns virtually from property appreciation for next 5 years because of high rate of Raj serenity. i chose to invest at Sarjapur Road, better infrastructure, similar amenities and almost same price. Sarjapur Road is more near to electronic city and also approchable to other places.

    I have visited Snn Raj serenity yesterday and found it a good project,to be considered as one of the option.But, yes at the same time stuck with the rates.

  25. Definitely good property with all amenities but rates are high, proximity will definitely influence (negatively) property appreciation.

    With inflated rates it might take 5 years to breakeven per sq ft rates(compared to rates in the area)

    I visited this project and found to be very good in terms of amenities and location.I have seen most of the properties around bannergatta and sarjapura road but none of the projects have so many amenities at the price of 2500/sqft.
    I think this project will appreciate bcoz of the proximity of DLF,Hiranandani and Nice road.Moreover it is the lifestyle which matters with so many amenities being provided.

    I feel it is worth to buy keeping the price,location and amenities.

    I would say, investment in this project would be better than any other project of Sarjapur. Below are my assumptions and thoughts:

    1) Sarjapur is one end of the city, It is too far from the center city areas like majestic, jayanagar, mg road etc. while Bannerghata is still kind of part of the city, Jayanagar, mg road, majestic are at manageable distances.

    2) There are no big hospitals on Sarjapura. While Bannerghata has Fortis, Appollo, Sagar Appolo and many big/small hospitals in jayanagar, jp nagar, btm etc. I have few friends, who used to come to bannerghata for their's wife routine checkup while they were pregnant.

    3) Around Bannerghata, I believe one can have more balanced life style. There are many temples, parks, well developed society, lifestyle, schools (regular and internationals) in the near by areas like jp jagar, jayanagar, btm, etc.

    While sarjapur is like a new town, which has only cars, malls, multiplex, international schools (all very expensive).

    4) Advantage of Sarjapur is-less trafic congestion. And its because its out of the city where there are only IT companies and residential. For me, its like staying in Jungle, yes you have peace but no society.

    Guys, these all are my personal thoughts and has no intention to heart anyone or to prove wrong.

    If you like the project and serious about the booking. please go ahead and do asap.

    SNN people are going to revise the rates from 1-Aug 2011. The new price would be 3100 for block A & B. And for block C & D, it would be 2700.

    I have seen many people booking apartment in SNN Raj Serenity, I too visited the project once. And I liked the project overall. But I did not find the approach road very well to the project from Bannerghata and from Bommanhalli. It would be really helpful if someone can put some updates on this concern.

    I visited the project last week and liked a lot. I feel its a good value for money, and have good potential for appreciation too if anyone is taking purely for investment.

    Here are my thoughts:

    1) It is just 3 kms from Meenaxi Mall, Bannerghata. I myself measured on my bike. Also the residential/commercial development of serenity to Meenaxi mall is amazing.

    2) In just 2kms of radius, there is dlf township and hiranandani project which can boost the nearby real estate and overall area development.

    3) Opp. to the serenity, there is a new international school just at a distance of 1km. http://nandiwoods.bvmglobal.org/index.aspx

    4) And yes, bannerghata road is 3kms, silkboard is 7kms, electonic city at 7-8 kms. I think these are enough parameters for this project to do well. Plenty of schools and hospitals like fortis/Apollo/Sagar Apollo.

    Sanju, as u r comment being the latest. Can you please comment on what is the latest price/sqft that has been quoted to you? My close friend has recently(4 days before) invested in this project and paid booking amount however i feel he is paying too high(Rs.3100/sqft) for this area compared to the price it was 6 mnths before.   37. Vishal - Thats the point. 6 months back when the price was 2500/- then in was a turnoff for quite a few people as you can see from their comments. Now 3100/- per sqft looks high, and in a years time from now it might seem a reasonable rate.

    All or most of booked here seeing value in whatever price was being quoted and extrapolating it to future rates and doing a comparison. And given the fantastic amenties and decent connectivity this project has, I still see a good amount of upside from here.

    The rate/sft you guys are quoting, are they the base price? I can see after adding all those parking/KPTCL/BWSSB/VAT/ST for any apartment (2/3 bhk), one needs to add around 10 lacs extra. So, I have a question about the rate you guys are quoting---
    is it the base price or price after you included everything for the apt (except registration)?

  41. Raj Serenity do not have 13th floor approved and there are lot of deviations from the approved floor plan. Buy this at your own risk.

    Hav anybodybooked in SNN Raj Eternia project in off Sarjapur road. Asking rate is 3600, project dont have
    any approvals, may take 1-1.5 years to get approval.Booking amount is 12 lac.
    Adjacent to SNN, SJR rejent park at pre-launch asking rate is 3550 and no risk.

  45. We booked in SNN Eterniia last month for Rs. 3250 (2bhk) with the hope its a good investment. Guess around 400 people have booked so far.
    If you an investor, then SNN Eterniia is better than SJR Rejent, coz you have to shell out only 12L and for next 1.5 years. Also SNN is much better builder than SJR. But if you are booking for staying, then SJR is better, as I guess SJR would be ready much before SNN.
